How To Get Out of Foreclosure - Using a Secret

Let's apply the "secret knowledge" that people are selling today to a problem that many people today are facing. Foreclosure. The Secret: Ask For What You Want, and You Will Get It. Well, you can't be general, you need to be specific. So how do you get a general statement like "I don't want to be in foreclosure" into a specific "Ask?" Let's start by making it a positive statement "I want to be out of foreclosure." Good, now how do you do that? "I need a plan to get out of foreclosure." Good, now you are talking about taking action, making a plan. Part of the secret is to not just asking, but taking action. By figuring out where you want to be, you will find out how to ask for the right things.

"I need help to get out of foreclosure." You can't do it alone, all successful people have had help of one type or another. "Who can help me get out of foreclosure?" Let's make a list of all the places we can go to get help.

1. The Bank. Your first step should be to call your bank to find out what they can do to help you. Banks do not want to own your house, they don't want to take your house, they are in the business of making money by loaning you money. The interest you pay keeps them in business and the stockholders happy.

2. Mom, Dad, Aunts, cousins, etc. Is it embarrassing to call your family to ask for money? Sure it is. But everyone needs help now and again. We are all human and not superhuman. You are not alone in this situation. Are you surprised to know that 1 out of 20 people with mortgages are in the same situation as you?

3. New Lender. Can you get a new loan on your house? Have you been paying all of your other bills? Utilities, Credit Cards, 2nd mortgage? If you are not making payments on your house, chance could be small that another lender will give you a loan. However, it's worth a try, isn't it? The answer will not be "YES" if you don't ask for it!

4. Sell Your House. Here you have a couple options. If you have 90 days or more to sell your house before it is foreclosed, try to sell it anywhere you can. Use an agent if you want. Just keep in mind that you are paying the agent when the house sells - part of the selling price goes to the agent. If you have less than 90 days, you need to sell your house now! In today's market, you need to find someone who can buy your house fast. There are a number of people out there who claim to want to buy your house. You need to get to know those people before you agree to sell them your house. Find out if they've ever bought a house that was in foreclosure before. If not, they don't understand the time issues with dealing with all the banks, getting the right pay-off amounts, delaying the foreclosure, and getting you money when you need it. Getting a fair price is important. Agreeing to sell your house to someone experienced and who can close is important too. It's horrible thinking you have found a buyer, only to find out, a week before the foreclosure, that they couldn't buy your house after all. Maybe you had 5 offers and you took the highest one, of course. Well, experienced buyers know the right price to buy at so the purchase can close. Don't be blinded by a few extra dollars. The secure feeling of having an experienced buyer working for you to buy your house and terminate the foreclosure is worth more than the few dollar difference.

So now we have some specific things to "ASK" for. 1. I want the bank to work with me to help me with the foreclosure. 2. I want my family to help me with my foreclosure. 3. I want a new lender to lower the payments on my mortgage. 4. I want to sell my house to someone who can close quickly and give me peace of mind. 5. I want a fair price for my house.

These are all things that are reasonable and would make you happier, right? This is the secret, asking for exactly what you want to make you happy. Getting to the heart of what it will take.
